AyNik Properties was founded to bring the quality of independent analytical research — the kind conducted in universities and institutions — to private property investors across the North East who have never had access to it before.
Sulaiman Lawal has spent 15 years as an academic researcher, analyst, and lecturer working across three of the UK's leading research universities. His career has spanned three disciplines — chemical engineering, computing and data science, and medical sciences — all connected by a single thread: using rigorous, structured analysis to help organisations make better decisions from complex and uncertain information.
At Newcastle University's School of Computing, he built machine learning models and predictive analytical tools. At the Faculty of Medical Sciences, he developed research frameworks and statistical tools used by clinical scientists. At the University of Leeds, working in collaboration with Pfizer, he applied advanced analytical methods to solve complex pharmaceutical manufacturing challenges with real commercial consequences. And throughout 15 years in Chemical Engineering — teaching and researching applied process control, process optimisation, and fault-tolerant control systems — he learned how to design systems that perform reliably even when conditions become unpredictable.
He made a deliberate decision to apply that expertise full-time to property research. Because the analytical tools that help organisations make better decisions from complex data are exactly what property investors need — and almost nobody in the North East has been making them available at a professional standard.
Newcastle University · School of Computing — machine learning, predictive modelling, bioinformatics, and statistical analysis. Building tools that extract reliable insight from large, complex datasets.
Newcastle University · Faculty of Medical Sciences — clinical data analysis, patient data tools, and research frameworks supporting scientists across multiple disciplines, including collaboration on healthcare and disease research.
University of Leeds · Pfizer collaboration — advanced data analysis and optimisation applied to pharmaceutical manufacturing processes, demonstrating commercial-grade analytical rigour under real industry accountability.
Newcastle University · Chemical Engineering — 15 years of teaching and research in applied process control, process optimisation, and fault-tolerant control systems. The analytical foundation behind every risk assessment and scenario model AyNik Properties produces.
MBA, University of Sunderland — business management, financial analysis, and strategic planning, applied directly to running and growing AyNik Properties as a professional services firm.
Professional memberships: Fellow of the Higher Education Academy (FHEA) · Member, IEEE · Associate Member, BCS (Chartered Institute for IT) · Associate Member, IChemE. Published researcher in peer-reviewed academic journals.
Large property investment funds commission independent research before committing capital as a matter of course. They hire analysts. They model returns under multiple scenarios. They stress-test their assumptions. Private investors — often committing sums that represent a significant proportion of their savings — frequently do none of this. Not because they do not want to, but because that quality of research has never been made available to them at an accessible price and in a form they can actually use.
AyNik Properties was built to close that gap. The North East is where we know the market best — the postcodes, the yield dynamics, the SA demand patterns, the regulatory landscape. And the analytical infrastructure built over 15 years of professional research is the foundation on which every report we produce is built.
"I built the same kind of analytical models in healthcare and engineering that investors need for property. I decided it was time to make that capability available to the people who actually need it — individual investors in the North East."
Sulaiman Lawal, Founder & DirectorAyNik Properties Limited was incorporated in 2025 (Company No. 16534484). The business is PRS-registered, AML-compliant, ICO-registered, and professionally insured from day one. Research client relationships are developing, the SA management pipeline is growing, and the analytical infrastructure built over 15 years is now fully deployed in service of North East property investors.
